As a property practitioner, one of the most significant milestones in your career is the transition from a candidate to a Full-Status Non-Principal Property Practitioner (PP). This “status upgrade” is the formal process of advancing your professional standing within the real estate industry.
Are You Eligible for an Upgrade?
Before starting your application, ensure you meet the four core requirements:
- Valid Fidelity Fund Certificate (FFC): You must hold (or have held at the relevant time) a valid FFC as a candidate property practitioner.
- 6 Months Practical Training: You need a signed letter from your principal confirming you have completed at least six months of practical candidacy training.
- NQF Level 4 Qualification: You must possess an NQF Level 4 qualification or have been granted an official exemption.
- PDE4 Success: You must have successfully passed the Professional Designation Examination Level 4 (PDE4).
How to apply for your new status:
The application is handled through the PPRA portal. You are required to apply for an FFC as a Non-Principal by submitting the following:
- A completed application form.
- A letter of employment specifically stating your role as a non-principal.
- A clear copy of your Identity Document.
- Proof of paymentfor the required administration fee.
Crucial Step: Once your documents are ready, you must log a query on the PPRA portal to advise the Authority of your application.
What Happens After Submission?
Once you log your query, the PPRA will process the application and generate an invoice for the administration fee. It is important to note that no new physical FFC is issued; your existing FFC remains in force. However, your status on the portal will change from “Intern Estate Agent” to “Full Status Agent” (as seen in the “Type” column of your FFC history).
Timing is Everything
Don’t delay your career progression! The PPRA requires all candidate property practitioners who have passed PDE4 to apply for their status upgrade immediately, and no later than three months after passing the exam or having their qualifications updated on the PPRA system.
A Critical Warning: The 2008 Training Standards
The PPRA has issued a reminder regarding the 2008 Regulation on Standards of Training. Every agent, regardless of their current status, must ensure their education status is commensurate with their employment.
If you have failed to obtain the required qualifications within the statutory period, the PPRA will not issue renewal FFCs. In these cases, agents may need to apply to downgrade their status back to a candidate to remain compliant while they finish their qualifications.
